Before you buy a foreclosed home, there are things that you need to consider.  Whether you are intending to live in this home yourself, or, are just interested in “flipping it”, you don’t want to pay more than you expected to.  Here are some things you should do before you buy a foreclosed home.

Bring in a contractor, or home inspectors, to take a close look at the home you are considering buying.  This is important to do for any home you are thinking about buying, not just ones that have been through foreclosure.  If the home has been described as a bargain home, then it is absolutely essential for you to have a professional take a look at it.

While it may be instantly obvious that some repairs are needed, there may be more damage that you cannot see, or don’t know how to look for.  Professional inspectors will not only be able to tell you how much work this house needs, but, can also give you an idea about what it would cost to fix it.  The house may be offered at what seems to be a low price, but it’s not going to be a bargain if the cost of the repairs it needs are too high.

Find out who owns the foreclosed home.  It’s best if the bank has taken repossession of the home entirely, because it means you can buy the home directly from them.  If you are buying the home from the owner, it’s possible that there may be liens on the house.  If so, this can complicate things.

Make a low bid.  If the home is being sold in an auction, the bids are expected to start low and to get higher and higher as the auction continues.  Even if the foreclosed home is not being sold in auction, you should still start with a low bid.  Whoever owns this home is going to be very motivated to sell it.  Take advantage of this buyer’s market.

Have some patience.  Every purchase of a home takes a while to complete.  There are lots of papers that need to be signed, and you may want a lawyer to review some of them.  Homes that are in the process of being foreclosed will have additional paperwork to complete.  You can save yourself some frustration if you realize from the start that this will not be quick.
